Most real estate websites are a photo gallery with a phone number. I built this one differently, because I think the thing you actually need is not another listing feed. It is a straight answer about what is happening in your specific neighborhood, and what it means for the decision in front of you.
So everything here is measured, sourced and dated. When two data providers disagree, I show both instead of picking the flattering one. When something I believe is not supported by the numbers, I label it as my judgment rather than dressing it up as fact. And when a widely repeated claim about this market turns out to be wrong, I correct it here rather than repeating it.
I work buyers, sellers and investors across the Orlando metro and Central Florida. If you want the honest version, including the parts that argue against making a move right now, that is what you will get from me.
How this site is built
Nothing is typed in by hand
Every number is pulled from a named public source on a schedule: Realtor.com Economic Research, Zillow Research, Freddie Mac, the Census Bureau, and federal mortgage disclosure data. If a source goes stale, the site shows you the real date rather than quietly serving old numbers.
Your ZIP is compared to itself
The tool scores each ZIP code against what was normal in that same ZIP code in 2018 and 2019, before the pandemic, for the same month of the year. That is why the answers here sometimes disagree with national headlines. A statewide average cannot tell you about your street.
Opinion is labeled as opinion
Where I am telling you what I see working this market day to day, it appears in a marked box and says so. You should always be able to tell the difference between what was measured and what I think.
