RE Line Report for licensed agents

Stop arguing about the price.Show them the math.

You already know what the house is worth. The problem has never been knowing it. The problem is a seller who wants forty thousand more than the market will pay, and no document in your hand that says why.

You are not the villain in this story.

The rest of this site makes an uncomfortable argument: the industry has kept its own numbers mystified because the mystery is what it charges for. That is not an argument about you. It is an argument about a system you inherited.

In 2020 agents watched clients go 10, 20 and 30 percent over asking on nothing but fear of missing out. Caution was rarely offered, because caution does not close and the client did not want to hear it. Then the same clients asked, afterwards, why nobody warned them. You get blamed for a market you did not create.

A report with the reasoning shown changes who has to be the bad news. It is not you saying the price is wrong. It is four public data sources saying it, and you sitting on the same side of the table while your client reads it.

What you hand a client

A live link rather than a PDF. It reads from current data every time it is opened, so a report you sent in June is not showing June’s numbers in August.

And when the deal is done

The Final Summary

Should my client sign this, and can they see why?

One page, in your name, that says where the deal landed. The price line by line, what is now in writing, what you are still chasing, and whether to sign. Built for the moment before a client signs, and for the moment after, when they want to remember why they trusted you.

The four reports above read the market. This one reads the deal, and the numbers on it are yours: the price line by line, the clause that protects the deposit, what you are still chasing, what the negotiation won, and your recommendation in one sentence.

It prints as one Letter page under your name, your brokerage and your license. Send the link, or hand them the sheet. Either way the client keeps the page that shows what you did for them.

The questions every agent asks

Does this replace me?
No, and it is not built to. A report cannot walk a property, read a seller, or know that the listing agent is retiring in March. What it does is take the argument about price off your shoulders and put it on the data, so the hard conversation is you and your client reading the same page instead of your client deciding whether to believe you.
Whose name is on it?
Yours. Your name, your brokerage, your license number and your logo, on the cover and in the footer. Florida requires your brokerage on your advertising, so it is printed rather than optional. Roody's brokerage does not appear on your report, because he is not part of your transaction. We check your license against the state record first, usually within one business day, and until that clears the studio will not build a report at all rather than quietly sending one out under our name.
Is this an appraisal or a CMA?
Neither, and every report says so in those words. Your client supplies the asking price. The report shows what the market data supports given that number, with each adjustment written out as math. It never states an opinion of value on a specific property.
What happens to my reports if I cancel?
Every link you already sent keeps working. Cancelling stops you making new reports, it does not reach into a client's inbox and break a document you gave them. Nothing is deleted.
Are you going to take my clients?
You are paying a flat monthly fee for a tool. There is no referral fee, nothing is priced per transaction, and there is no arrangement where anyone shares in your commission. That is what keeps this a vendor relationship rather than a fee split, and it is written into the terms.
