Roody Souverain - RE Line Report
Terms of Use
These terms apply to everyone who uses Roody Souverain - RE Line Report. They are written to be read, not to be skipped.
Last updated August 19, 2026
1. Who runs this site
Roody Souverain - RE Line Report is published by Roody Souverain, a Florida real estate licensee (SL3494680) working under Realty Hub, 7635 Ashley Park Court, Ste 503, Orlando, FL 32835. Real estate brokerage services are provided through Realty Hub. Florida law requires the brokerage name to appear on a licensee's advertising, which is why it appears on every page here.
2. What you may do with what is here
Read it, use it to make your own decisions, and share links to it. You may quote short passages or a figure with attribution to this site and to the original data source named alongside it. You may not republish the site wholesale, scrape it in bulk, resell the data, or present the analysis as your own work.
The written copy, the neighborhood guides, the scoring model and the photographs are the work of Roody Souverain unless credited otherwise. The underlying market data belongs to the organizations that publish it and is used under their own terms.
3. The data is a snapshot, not a promise
Every number on this site is pulled from a named public source and stamped with the date that source published it. Those sources revise their own history, sometimes months back. Nothing here is a valuation, an appraisal, or a prediction about what any individual home will sell for or rent for.
Read the Disclaimer for the full detail on data limits, opinion, and new construction pricing. It is part of these terms.
4. What the paid reports are, and are not
The Offer Line, the Listing Line and the Deal Line all work the same way. You give us a property and the price being asked for it. The report shows what the published market data supports given that number, with every adjustment written out as math you can check against the sources named at the end of the report.
No report here is a valuation of a specific property. It is not an appraisal. It is not a comparative market analysis of your home. It is not a broker price opinion, and it is not a promise about what any property will sell for, rent for or appraise at. Where the data for an area is too thin to support a range, the report says so and publishes no range rather than inventing one.
You are paying for analysis of public data. You are not paying for brokerage services, and buying a report does not create a brokerage relationship. See clause 8.
5. Subscriptions, renewal and cancellation
Paid plans are monthly or yearly subscriptions that renew automatically at the same price and interval until you cancel. The price, the interval and the renewal terms are shown on the pricing page and again at checkout before you pay.
You can cancel at any time from your account, which opens the billing portal run by our payment processor. Cancelling stops the next renewal and keeps your access until the end of the period you have already paid for. There is no cancellation fee and nothing to phone in.
Reports you have already created keep working. Cancelling stops you making new ones. It does not reach into anybody's inbox and disable a link you already sent, and nothing you created is deleted.
Plans include a set number of reports per billing period. Unused reports do not roll over. Refunds are covered in the Refunds and Cancellation policy, which is part of these terms.
6. If you are a licensed agent using this
On the agent and brokerage plans, reports you generate carry your name, your brokerage and your license number rather than ours. That is a requirement, not a styling choice: in that conversation you are the one advising your client, and Florida requires the brokerage name on a licensee's advertising.
You are responsible for your own advertising compliance, for the accuracy of the license and brokerage details you give us, and for how you use a report with a client. You confirm that you hold an active license and that you are authorized by your brokerage to use a tool like this. We may ask you to verify your license before your details will print on anything.
This is a flat monthly software subscription. There is no referral fee, nothing is priced per transaction, and we take no share of any commission. We are a vendor to your business, not a party to your deals.
7. There is no MLS listing feed here
This site publishes market statistics, neighborhood guides and new construction research. It does not carry an IDX or VOW feed and it is not a search portal for active listings. If you want to see what is actually on the market on your street, that is a conversation, not a page. Call me.
8. Contacting me does not make me your agent
Filling in a form, sending an email or calling starts a conversation. It does not create a brokerage relationship, and it does not make anything you send confidential in the legal sense. A brokerage relationship in Florida begins only when we have both signed the appropriate written agreement. Until then, do not send anything you would not want read by someone other than me.
9. Fair Housing
Every home is offered without regard to race, color, religion, sex, disability, familial status, national origin, or any other class protected under federal, Florida or local law. The copy on this site describes housing stock, amenities and market conditions only. It does not describe who lives in an area, and I will not answer questions of that kind. That is not squeamishness; steering is illegal and it is also a bad way to help someone buy a house.
10. Third party links and services
Links out to data publishers, government agencies and community pages are provided so you can check my work. I do not control those sites and I am not responsible for what they publish. This site uses third party infrastructure for hosting, its database, and email delivery, described in the Privacy Policy.
11. The private portal
Parts of this site require a sign in and are restricted to addresses I have approved in advance. They are for my own working use. Attempting to access them without authorization, or sharing access you have been given, is a breach of these terms.
12. Limits of liability
The site is provided as is. I do not warrant that every figure is free of error, that third party data is complete, or that the site will always be available. To the fullest extent Florida law allows, neither Roody Souverain nor Realty Hub is liable for losses arising from decisions made in reliance on this site. Nothing here limits any liability that cannot lawfully be limited, including obligations owed under Florida real estate licensing law.
13. Changes, governing law, and how to reach me
These terms may change. The date at the top of this page tells you when they were last reviewed, and continuing to use the site after a change means you accept the current version. Florida law governs these terms, and the courts of Orange County, Florida are the venue for any dispute.
Complaints about a licensee can also be directed to the Florida Department of Business and Professional Regulation.
