Roody Souverain - RE Line Report
Disclaimer
This site exists because most real estate marketing shows you the flattering number. Being straight with you about the data means being straight about its limits too.

Every number here has a source and a date
Nothing on this site is typed in by hand. The figures come from Realtor.com Economic Research, Zillow Research, the Federal Reserve Economic Database, the Census Bureau, and federal mortgage disclosure data, pulled on a schedule and stamped with the date the source published them. Where two sources measure the same thing differently, both are shown and labeled rather than the more flattering one being picked.
Those publishers revise their own history, sometimes months back. A figure you read here today can legitimately be different next month without anyone having made a mistake.
A ZIP code is not your street
The ZIP market tool scores each ZIP code against what was normal in that same ZIP code in 2018 and 2019, for the same month of the year. That is a deliberately narrow comparison and it is what makes the answers useful. It is still an average across thousands of homes.
Strong, mixed and soft are relative to Florida today, not to the whole country. Every ZIP is measured against its own history rather than against its neighbours, so a strong ZIP in the Panhandle and a strong ZIP in Miami-Dade are each strong for their own area and are not claims about which one is the better place to buy. FHA share is reported at county level because the federal data is not published any finer, and it carries the lowest weight in the model for exactly that reason. ZIP codes without enough monthly listings to read honestly are marked as such rather than given a confident label.
This is not a valuation, an appraisal, or a forecast
No figure on this site tells you what your home is worth, what a home you are considering will appraise at, what it will rent for, or where prices go next. A median asking price is the middle of what sellers are asking, which is not what homes close for. Only a licensed appraiser can appraise a property, and a comparative market analysis for your specific home is something I prepare individually, not something a page can generate.
How the price range in a paid report is built
The Offer Line, the Listing Line and the Deal Line each show a price range. That range is anchored to a number you supply, which is the price being asked for the property. It is not an independent opinion of what the property is worth, and it is not produced by an automated valuation model. There is no such model here, no comparable sales data below metro level, and no listing feed.
Five things move the range, and each one is printed with its own math:
- The share of asking price that homes actually close at, from Zillow, for the metro the property sits in. The report names that metro on the line itself. Sixteen Florida counties are in no metro area at all, and for those the statewide figure is used rather than borrowing a neighbouring metro's. This is the only sold-side figure in the whole system, and it is metro-wide rather than specific to your street.
- How many sellers in that ZIP have cut their price, against the same month in 2018 and 2019.
- How long homes there take to go under contract, against that same baseline.
- How many homes are for sale there, against that same baseline.
- How long the specific listing has been on the market, from the date you enter.
Every one of those adjustments is capped, and they are capped again in total, because some ZIP codes have very thin pre-pandemic data and an uncapped calculation against a handful of listings produces a confident number that is not worth anything. Where a ZIP cannot be scored, or where fewer than three of those five inputs exist, the report prints the inputs and publishes no range at all rather than filling the gap with a guess. The range also widens when the data behind it is thinner, because a range that gets wider as the evidence gets weaker is the honest shape.
Each report names the version of the model that produced it. When those settings are retuned, reports that were already sent keep saying what they said, rather than quietly changing behind somebody who already acted on one.
Opinion is labeled as opinion
Where I am telling you what I see working this market day to day rather than what was measured, it appears in a marked box that says so. You should always be able to tell the difference between a measurement and my read. If you ever cannot, that is a bug and I want to hear about it.
New construction prices are a dated snapshot
Community pricing, square footage, incentives and availability were verified on 2026-08-17 and move weekly. Builder incentives in particular are lot specific and often expire without notice. Treat every new construction figure here as a starting point for a conversation with that community's sales office, not as a quote.
Builders are described by type rather than named, deliberately. I have no affiliation with, sponsorship from, or agency relationship with any builder, and naming one alongside a price would imply otherwise. Model home and interior photographs illustrate the type of housing in an area. They are not photographs of a specific home for sale unless the page says so.
There is no listing feed on this site
This site carries no IDX or VOW feed and is not a search portal for active listings. It does not claim to show you everything on the market. What is on the market on your street right now is something I pull for you directly.
Not financial, legal, tax or insurance advice
I am a real estate licensee. I am not your lender, attorney, accountant, insurance agent, or financial adviser, and nothing here is advice of those kinds. Mortgage rates shown are national survey averages, not a quote, and the rate you are offered depends on your credit, your down payment and your lender. Property tax figures, HOA and CDD amounts, insurance costs, short term rental rules and flood zone status vary by property and by jurisdiction and change over time. Verify each of them for the specific home, with the appropriate professional, before you rely on any of them.
Fair Housing
Every home is offered without regard to race, color, religion, sex, disability, familial status, national origin, or any other protected class. The copy and image alt text on this site describe housing stock, amenities and market conditions. They never describe the people who live in an area, and no neighborhood is paired with imagery of particular people. Steering is illegal and it is also a bad way to help someone buy a house. If you ask me what kind of people live somewhere, I will answer with schools, commutes, housing stock and price, and that is the honest answer to the question underneath.
