In Cape Coral, the canal decides the price. Not the house.

Cape Coral has more miles of navigable canal than any city in the world, and two identical houses on two different canals are not the same asset. Here is the distinction that sets the price, and the one most buyers from out of state miss.
Cape Coral was platted in the late 1950s as a grid of canal-front lots, and most of the city is still that grid. Which means the usual way of reading a market, by neighborhood, does not work here. What matters is which canal a lot sits on.
Gulf access, and the absence of it
Some canals connect through to the river and out to the Gulf. Some do not, and are fresh water. Two houses of the same age, size and condition, a few streets apart, will price very differently on that basis alone, and the listing description is not always clear about which one you are looking at.
The fresh water lot is not a lesser house. It is a cheaper one, and it comes with no salt exposure on the seawall and often a quieter street. If you do not own a boat, you may be paying a premium for an amenity you will never use. If you do own one, the question is not whether the canal reaches the Gulf but whether your particular vessel can make the trip.
Verify the route to open water rather than assuming it from the address. Bridge clearance is fixed and your mast is not adjustable.
The three costs that catch out of state buyers
- The seawall. It is the owner's responsibility, its failure is not an insured loss, and a standard home inspection does not assess it. Commission a separate marine survey.
- Insurance. Windstorm and flood are both live considerations on this coast and they are the payment, not a footnote to it.
- Utilities. Parts of the city are still being connected to central water and sewer through assessment programmes. Ask whether an address has been assessed, whether the balance is paid, and whether it transfers to you.
The supply question nobody asks
The original plat created far more lots than have ever been built on. That inventory of buildable land is unusual in Florida and it means new construction competes directly with resale across the whole city. A resale seller here is negotiating against a build cost as much as against the neighbours, and a buyer can use that.
Data through July 2026 has the Cape Coral ZIP codes reading as strong and mixed rather than uniformly one or the other, which is what you would expect from a city where three different products sit inside one street grid. Check the specific ZIP rather than the city.
