
Baldwin Park has the tightest supply in the metro, and there is a structural reason

Of 170 scored Central Florida ZIP codes, one sits at the very top. It is not an accident of demand. It is a consequence of how the neighborhood was built and what cannot happen there.
When I score every Central Florida ZIP code against its own pre-pandemic normal, one comes out on top by a clear margin: 32814, Baldwin Park.
That is worth pausing on, because the scoring does not reward expensive neighborhoods. It measures supply, days on market and price cuts against what was normal in that same area in 2018 and 2019. Baldwin Park wins on the fundamentals, not on price.
Built out means built out
Baldwin Park occupies the former Orlando Naval Training Center, and it was master planned as a complete neighborhood. It is finished. There is no remaining land inside it for a builder to add competing inventory.
In most of this metro, a resale seller's real competition is a sales office with a rate buydown. Here that competition does not exist. The number of homes is fixed, and the only way supply increases is if existing owners decide to sell.
What the design does
The neighborhood is laid out as a traditional town: alleys carry the garages so the streetscape stays uninterrupted, houses sit close to the sidewalk with real front porches, and a village center along New Broad Street puts restaurants and a grocery within walking distance of most of the homes.
Lake Baldwin anchors the open space with a loop trail and one of the better off-leash dog parks in the city. Blue Jacket Park handles the fields. Downtown Orlando and Park Avenue in Winter Park are each a short drive.
Walkability is rare in Central Florida. Combine it with a fixed housing supply and you get a market that behaves unlike almost anywhere else in the region.
What that means practically
If you are buying here, be honest with yourself: you are not going to find a bargain. What you are buying is the steadiest part of the metro, the part that holds up when other areas soften. Move quickly when something good comes up, but do not skip inspections to win. Speed is fine. Blind risk is not.
If you are selling here, you have the strongest hand in Central Florida. That is not permission to get greedy. An overpriced home sits in Baldwin Park too, and while it sits it makes your neighbor's fairly priced listing look like the smart buy.
