
When is the right time to buy in Orlando? It depends which thing you want more.

Buyers ask me this constantly and expect a month. The honest answer is that you rarely get maximum choice and maximum value in the same season, so decide which one you are optimizing for.
There is no single best month to buy. There is a season that gives you the most options and a season that gives you the best value, and they are not the same season. Pick which one matters to you and plan around it.
If you want the most options: spring and summer
Inventory peaks in spring and summer because families list when they intend to move before the next school year. You will see the most homes, the widest range of layouts, and the most neighborhoods with something available.
You will also be competing with every other buyer doing exactly the same thing. More choice, less leverage.
If you want the best value: September through December
After school goes back in session, buyer traffic thins out. Inventory thins with it, because sellers who do not need to sell pull their homes off the market to avoid showing through the holidays.
That leaves a smaller pool, but a self-selected one. A seller who keeps their home listed through Thanksgiving week, and agrees to a showing on a holiday weekend, is telling you exactly how motivated they are. They are not doing that for fun.
The sellers who stay on the market through the holidays are telling you something. Listen to it.
The thing that matters more than the month
Rates move the market faster than seasons do. The 30-year fixed touched 5.98% for a week in February 2026, and the change in energy was immediate and obvious. Buyers who had been circling for months moved within days.
Anytime the rate approaches 6%, competition intensifies quickly. If you are watching for a window, watch that number more closely than the calendar.
And the part people skip
The urgency you feel is mostly not coming from the market. It is coming from the noise around it. This is a moment for strategy, not speed.
Plan for a four to seven year hold. I am not enthusiastic about buying in Orlando to sell in two years, because transaction costs alone will eat the difference. If you expect to move up in about three years, plan on keeping the first home and leasing it out rather than selling it. That changes what you should buy today, which is exactly the kind of thing worth deciding before you start touring.
