Apopka is where Orange County still has land. Wekiwa Springs State Park anchors the east side, Lake Apopka the south, and between them sit some of the largest residential lots inside a reasonable Orlando commute, including working equestrian property.

Lot sizes and land

Apopka is one of the few places in Orange County where an ordinary buyer can still find an acre or more without leaving the county. Along Rock Springs Road and the surrounding corridors there is established equestrian property with barns and paddocks. If land is what you are actually buying, this is where to look first.

Springs, trails and open space

Wekiwa Springs State Park offers swimming, paddling and miles of trail on the northeast edge of the city. Kelly Park and Rock Springs Run draw the same crowd. The Northwest Recreation Complex on Jason Dwelley Parkway carries the organized sports load, and the amphitheatre hosts the city's events calendar.

Growth and new construction

Several large communities are actively selling here, including product that has recently advertised rate buydowns below five percent. The SR-429 corridor has made the commute to west Orange County and the attractions area far more workable than it once was, which is the main reason this market has moved.

Lake Apopka

Lake Apopka has been the subject of a long-running restoration effort, and the north shore wildlife drive is now one of the better birding destinations in the state. It is worth understanding the lake's history if you are buying with a view of it, because water quality and access vary considerably by shoreline.
