St. Cloud sits on the south shore of East Lake Tohopekaliga with a genuine main street and a lakefront park system. For most of its history it was a quiet agricultural town. It is now the landing zone for buyers priced out of Lake Nona, and one of the fastest-changing markets in Central Florida.

The new construction wave
The Sunbridge master plan straddles the Orange and Osceola county line east of Narcoossee Road and is entitled for tens of thousands of homes over a multi-decade build-out. Several large communities are actively selling inside it, including a 55-plus village and a deliberately multi-builder neighborhood designed for architectural variety. A separate master plan south of town is delivering its first phase of several hundred homes. The practical consequence for a resale seller is that your competition is not only the house down the street, it is a builder with an incentive package.
What that means if you are buying
You have leverage here that does not exist in the built-out neighborhoods closer to downtown Orlando, and you have a genuine choice between new and resale. Run the monthly payment on both, not the sticker price. A builder buying the rate down can produce a lower payment on a higher-priced home. Then weigh what you give up: lot size, mature trees, and a completed neighborhood rather than one that will be under construction around you for years.
Downtown, lakes and everyday life
New York Avenue is the spine of a walkable downtown with local restaurants and shops. Lakefront Park runs along East Lake Toho with a beach, marina, splash pad and a long paved path. Veterans Park and Lakeshore Park add ball fields and open space. The Florida Turnpike and SR-417 put Lake Nona, the airport and Medical City within a straightforward commute.
The Sunbridge stewardship fee
Buyers inside the Sunbridge master plan pay a stewardship fee that funds trails, waterways and shared green space, on top of any HOA or CDD obligation. It is disclosed, but it is routinely missed when people compare monthly costs against a home outside the master plan. Ask for the full carrying cost in writing before you compare anything.
