Twenty minutes from Walt Disney World and Universal, Kissimmee is where Central Florida's short-term rental market lives. That single fact explains most of what the data shows here: the highest inventory, the longest waits, and the most negotiating room in the region.

Two markets in one city

Kissimmee is really two housing markets sharing a name. West of town, along the 192 corridor toward Disney, the stock is dominated by short-term rental product: large pool homes, townhomes and resort communities bought as income properties. East and south, toward downtown Kissimmee and Lake Tohopekaliga, the stock is conventional owner-occupied housing at some of the most accessible price points in the metro. Averaging them together produces numbers that describe neither.

Why homes sit longer here

Days on market in the rental corridor run far above the metro average while price cuts look ordinary. That combination is unusual and it is diagnostic. These homes are earning rental income while they sit, so owners feel no urgency to cut price, and they are genuinely hard to show because guests are staying in them. A buyer flies in for a weekend and half the inventory is occupied. Both effects push days on market up without pushing price down.

Short-term rental rules, and the county line that catches people

Osceola County allows and licenses short-term rentals, but it does not contract with the booking platforms the way Orange County does. That means the owner or manager collects the tourist development tax from guests and remits it directly, rather than the platform handling it. Buyers who assume the platform takes care of it, because it did in the county they last owned in, accrue a liability quietly. Osceola also requires a state vacation rental license, a county license, a business tax receipt, and the property to sit in the correct overlay district.

Lakes, downtown and the wider county

Lake Tohopekaliga defines the east side, with a lakefront park, marina and a walkable historic downtown around Broadway. Osceola County schools recorded their highest district grade to date in the most recent year, which is a genuine and recent change worth knowing if you last looked at this area several years ago.
