Groveland calls itself the City with Natural Charm, and for once the slogan is accurate. It sits in south Lake County between working farmland and the Clermont chain of lakes, and it is one of the fastest-growing small cities in Central Florida because of what is being built next door.

Why this market is moving

Groveland sits at the western end of the Wellness Way corridor, a 16,000-acre planned development area in south Lake County with more than 15,000 homes already approved. The new SR-516 expressway connects US-27 in Lake County to SR-429 in Orange County, which collapses the drive to Horizon West and the attractions area. That single road is the reason this market re-rated.

What you can buy here

The stock runs from established homes on generous lots through active new construction, with several communities selling now. Prices remain meaningfully below comparable product in Horizon West, which is the entire argument for looking here. There is also genuine lake frontage and acreage, which is close to unobtainable at these numbers further east.

The trade-off to be honest about

This is Lake County, and the commute into central Orlando is a real drive even with the new expressway. More importantly, the approved pipeline nearby is enormous. That is excellent news if you are buying, because you will have choice and builders competing for you. It is a long-run headwind if you are buying a resale here and expecting to sell into a tight market in three years. Plan on a longer hold.

Open space, lakes and the outdoors

The Lake Minneola Scenic Trail and the wider South Lake Trail network run through this area and connect toward Clermont and the chain of lakes. Farmland and preserved green space still surround much of the city, which is what people mean when they say it does not feel like Orlando yet.
