Hillsborough County
South Tampa is the peninsula between Hillsborough Bay and Old Tampa Bay, and Hyde Park is its historic core: brick streets, wood-frame houses from the 1890s onward, and a walkable village of shops at the north end of Bayshore Boulevard. It is one of the few genuinely pre-war neighborhoods in a state that mostly built after 1950, and the housing stock reflects that.

The detail
More about Hyde Park and South Tampa
What you are actually buying
Bungalows and two-story frame houses on lots that would be considered small anywhere else in Florida, mixed with 1920s apartment conversions and a steady stream of new builds on teardown lots. The teardown economics matter: a buyer here is often competing with somebody who intends to remove the house. That sets a floor under land value and it is why the price per square foot reads unlike the rest of Hillsborough County.
The constraint that shapes everything
It is a peninsula, so supply cannot grow outward. Bayshore Boulevard fronts open water and much of the neighborhood sits in a coastal flood zone, which means elevation certificates, flood insurance quotes and, on older houses, questions about whether a substantial improvement triggers a rebuild to current elevation. Ask for the elevation certificate before you ask about the kitchen.
Getting around
The village at Hyde Park handles daily errands on foot, which is rare here. Downtown Tampa and the Riverwalk are minutes north, the airport is close, and Bayshore Boulevard carries what is often described as the longest continuous sidewalk in the country. South of Gandy the character shifts toward post-war ranch houses and the price ladder drops with it.

Of every scored ZIP code in Central Florida, one sits at the very top. It is not an accident of demand. It is a consequence of how the neighborhood was built and what cannot happen there.
