Manatee County
Lakewood Ranch spans east Manatee County and reaches into Sarasota County, and unlike almost every other guide here it is not finished. It has been under construction for three decades and is still adding villages, which makes it one of the few Florida markets where a resale seller competes directly with a sales office a mile away.

More about Lakewood Ranch
What you are actually buying
Villages of very different vintages under one name. A house from the first phase and a house finished last year sit in the same search results with the same address line, and they are not the same product: different fee structures, different roof ages, different levels of tree cover. Read the village, not the postcode.
The constraint that shapes everything
New supply. When a resale listing sits here, the reason is often a sales office offering a rate buydown or closing cost package that a private seller cannot match. That is not a price cut and it does not appear as one in any dataset, which is exactly why the price cut share on this page can look calm while sellers feel squeezed.
Fees and what they cover
Community development district assessments are the norm across most of the villages, on top of homeowners association dues and in some cases a club membership. Three separate obligations, all mandatory in the places that have them. Ask for the total annual figure in writing rather than the monthly HOA number.

Of every scored ZIP code in Central Florida, one sits at the very top. It is not an accident of demand. It is a consequence of how the neighborhood was built and what cannot happen there.

Thinking about Lakewood Ranch?
A guide describes a place. A report scores it. Start with a free Market Brief on Lakewood Ranch and its neighbours, or bring the price somebody is asking for one specific home here and see what this data supports given that number.
A Market Brief on one area costs nothing. No report here values a property.
