The neighborhoods either side of Las Olas Boulevard run from downtown Fort Lauderdale to the beach, threaded by the finger canals that gave the city its nickname. Victoria Park sits just north with a quieter, more residential character. Between them they hold most of the city's walkable single family housing.

More about Las Olas and Victoria Park
What you are actually buying
Two very different products under one heading. On the isles, single family houses with private dockage where the water is a large share of the value. In Victoria Park, 1920s to 1950s houses on dry lots plus low-rise condominiums. A buyer comparing the two on price per square foot alone is comparing a boat slip to a garden.
The constraint that shapes everything
If dockage matters, the limiting factor is not the house. It is bridge clearance and canal depth between your slip and the Intracoastal, and it is fixed. Measure it before you buy the boat and before you pay the premium for water frontage that your vessel cannot actually leave.
The costs that catch people
Seawall condition is the expensive unknown. A failing seawall is a six-figure repair that no insurance policy covers, and it is not something a standard home inspection assesses. Commission a separate marine survey of the wall and the dock. Add flood elevation and windstorm quotes on top, because on a barrier island street those two are the payment, not a footnote to it.
