Midtown sits just north of the Capitol and Florida State, a walkable district of small commercial blocks and older houses. Northeast Tallahassee, further out along the canopy roads, is the established residential side of the city. Between them they hold most of the housing that is neither student rental nor new subdivision.

More about Midtown and Northeast Tallahassee
What you are actually buying
In Midtown, houses from the 1920s to the 1950s on small lots, many converted to rentals over the years and some converted back. Northeast Tallahassee runs newer and larger, with the canopy roads and their protected oak corridors defining the character. The two areas do not compete for the same buyer.
The constraint that shapes everything
Government and two universities are the employment base, which makes this one of the least cyclical markets in Florida. It also makes it one of the most calendar-driven: the rental market turns over on the academic year, and that pulls a share of the buyer pool into a narrow window each summer.
The costs that catch people
Tallahassee is inland and hilly, so the Florida coastal checklist matters less here and two other things matter more. Tree work on a canopy lot is expensive and sometimes regulated, and older Midtown houses frequently have foundation and drainage issues that a slab-on-grade coastal buyer would never think to look for.
