St. Johns County
Nocatee is a master-planned town in northern St. Johns County that has been among the fastest-selling communities in the country for most of the last decade. Ponte Vedra Beach, immediately east, is the established coastal community it was built beside. They share a county and a school district and very little else.

The detail
More about Nocatee and Ponte Vedra
What you are actually buying
In Nocatee, houses mostly built since 2010 across a wide range of sizes and several villages, with amenity centres and trails as the organising idea. In Ponte Vedra Beach, an older and much more varied stock running from mid-century houses to oceanfront. The newer product is more uniform and easier to compare; the older is where the surprises and the character both live.
The constraint that shapes everything
It is still selling. A resale in Nocatee competes with a sales office, and builder incentives move faster than resale prices do. Before you price a resale here, find out what the nearest sales centre is offering this month, because that package is the actual competition and it will not show up as a price cut anywhere in the data.
Fees and what they cover
Community development district assessments fund the infrastructure and appear on the tax bill, separate from association dues and separate again from amenity fees. The total is knowable and it is often the difference between two otherwise similar listings. Ask for the annual figure in writing.
