Park Shore runs between the Gulf and the bay just north of downtown Naples, with a mile of beach, a private residents' walkway and a mix of towers and single family streets behind it. North Naples continues the pattern up the coast through Pelican Bay and Vanderbilt Beach. It is the top of the Florida price ladder outside the southeast coast.

The detail

More about Park Shore and North Naples

What you are actually buying

Beachfront and near-beach condominiums of several vintages, plus single family streets set back from the water. In the towers the building matters more than the unit: reserves, the last structural inspection and the assessment history decide what the next five years cost you, and two units in adjacent buildings can carry very different obligations.

The constraint that shapes everything

Time. Listings here sit far longer than the state as a whole, and that is normal rather than a warning sign. This is a second home market with a seasonal buyer pool and no urgency on either side; owners can afford to wait and generally do. Read days on market against what is normal for this ZIP rather than against a statewide figure, which is what the tool on this site is for.

The costs that catch people

Florida's structural inspection and reserve funding rules changed what a coastal condominium costs to own. Buildings that deferred maintenance now have to fund it, and the bill arrives as a special assessment rather than as a gradual dues increase. Ask for the inspection report, the reserve study and the last three years of board minutes before you ask about anything else.
