Volusia County

Port Orange sits on the Halifax River immediately south of Daytona Beach, and the two are usually spoken of together and priced nothing alike. Port Orange is a residential suburb with a mainland and a beachside; Daytona Beach is an older city carrying a well-known tourism economy and a much wider range of housing condition.

More about Port Orange and Daytona Beach

What you are actually buying

In Port Orange, mostly late twentieth century single family housing on the mainland with a smaller beachside strip across the river. In Daytona Beach, everything from historic mainland neighborhoods to oceanfront condominiums, with the widest condition spread of any market in this guide. The two ZIP codes read differently for good reasons.

The constraint that shapes everything

The river divides the market more than the city line does. Mainland and beachside are separate products with separate insurance profiles, separate flood exposure and separate buyers, and an average that mixes them tells you very little. Read the specific ZIP rather than the county.

The costs that catch people

Beachside means windstorm and flood as primary line items, and on an older oceanfront condominium it means the reserve and structural inspection position too. On the mainland the questions narrow to the usual roof age and the flood zone along the river. Establish which side of the water an address is on before anything else.
