Charlotte County

Punta Gorda sits where the Peace River opens into Charlotte Harbour, with a historic grid downtown, a canal district to the south and a working waterfront. It has been rebuilt after major storms more than once, which is visible in the housing stock: a lot of it is newer than the town is.

More about Punta Gorda

What you are actually buying

Three things under one name. The historic district of early twentieth century houses on a walkable grid, Punta Gorda Isles with its canal frontage and seawalls, and the mainland east of the interstate where the price ladder is entirely different. The harbour is the common thread and the reason the town exists.

The constraint that shapes everything

Storm history, and it cuts both ways. Rebuilt housing means newer roofs and current building code on a large share of the stock, which insurers price favourably. It also means a buyer has to read permit history carefully: what was repaired, what was replaced, and whether the work was permitted at all. Unpermitted repair is the expensive discovery here.

The costs that catch people

Flood zone and seawall, the same pair as everywhere on this coast, plus one local specific: a canal lot's value depends on the depth and the bridge clearance between it and the harbour, and those vary within the same neighborhood. Verify the route to open water rather than assuming it from the address.

A Market Brief on one area costs nothing. No report here values a property.
