Melbourne, immediately south and east, is the older city on the Indian River with a historic downtown and a beachside. The county's employment base is aerospace and defence, and it is growing.

In Viera, houses from the 1990s to new construction across several villages, including a large active adult community. In Melbourne, a much wider range: historic downtown housing, mid-century neighborhoods, riverfront and beachside. The Viera product is easier to compare and the Melbourne product is where the price range is widest.

Employment growth from the launch and aerospace industry is the demand story here, and it is unusually concentrated: a relatively small number of large employers, hiring on their own schedule. That supports the market and it also means the local read can diverge from the statewide one in both directions.
The costs that catch people
Community development district assessments across much of Viera, on the tax bill and separate from association dues. On the barrier island and along the river, flood zone and windstorm are the payment rather than a footnote. And on a beachside house, ask the roof question first: an older shingle roof this close to the Atlantic narrows the carrier list quickly.
