Palm Beach County
Wellington is a village in western Palm Beach County that happens to be one of the largest equestrian centres in the world. From January to April the population and the traffic change shape entirely around the show circuit, and then it goes back to being a well-graded suburb of family housing. Both of those are the real Wellington.

More about Wellington
What you are actually buying
Two markets that barely touch. Conventional single family subdivisions from the 1980s onward across most of the village, and an equestrian district of barns, paddocks and farm parcels on the west side where the land use and the price ladder are unrelated to the houses next door. Confirm which one an address is in before you read anything into a comparable sale.
The constraint that shapes everything
Seasonality, and it is sharper here than almost anywhere else in Florida. Rental demand, traffic, restaurant capacity and buyer traffic all concentrate into roughly four months. A listing that goes live in May is being shown to a fraction of the audience that same listing would meet in January, and the calendar is a bigger factor in timing a sale here than in most of the state.
The costs that catch people
In the equestrian district the land carries obligations a suburban lot does not: agricultural classification questions on the tax bill, well and septic rather than utilities on some parcels, and permitted use limits on how many animals a property may keep. None of it is hidden, but none of it appears in a listing description either.

In Cape Coral, the canal decides the price. Not the house.
Cape Coral has more miles of navigable canal than any city in the world, and two identical houses on two different canals are not the same asset. Here is the distinction that sets the price, and the one most buyers from out of state miss.

Of every scored ZIP code in Central Florida, one sits at the very top. It is not an accident of demand. It is a consequence of how the neighborhood was built and what cannot happen there.

Thinking about Wellington?
A guide describes a place. A report scores it. Start with a free Market Brief on Wellington and its neighbours, or bring the price somebody is asking for one specific home here and see what this data supports given that number.
A Market Brief on one area costs nothing. No report here values a property.
