Hillsborough County

Westchase is a master-planned community in northwest Hillsborough County, laid out in the late 1980s and finished long ago. It is the Tampa answer to the question of where to live if you want a golf course, a swim and tennis centre, graded schools and a commute that does not cross a bridge.

More about Westchase

What you are actually buying

Single family houses from the 1990s and early 2000s across a wide size range, plus townhomes and villas around the edges. Because it was built in phases by several builders, the stock varies street to street in a way a single-builder community does not. Roof age is the number to ask about first: a neighborhood built largely in one decade replaces its roofs in one decade too, and Florida insurers price that hard.

The constraint that shapes everything

It is finished. There is no remaining land inside it, so supply is whatever existing owners choose to list, and demand is set by the school assignment and the commute. That combination produces a market that behaves more like an established inner suburb than like the newer communities further north on the Suncoast Parkway.

Fees and what they cover

There is a community development district in addition to the homeowners association, and the two are separate line items. A CDD assessment repays the infrastructure bonds and appears on the tax bill rather than in the association dues, which is why a monthly payment quoted from taxes and insurance alone can be materially wrong here. Get both numbers before you decide what you can afford.

Thinking about Westchase?

A guide describes a place. A report scores it. Start with a free Market Brief on Westchase and its neighbours, or bring the price somebody is asking for one specific home here and see what this data supports given that number.

A Market Brief on one area costs nothing. No report here values a property.
